佛洲法律规定如果你的出租房一年有3次租出少于30天或一个月，你就必须申请state resort dwelling license. 如果被发现没有执照，房主将处以高达60天的监禁还有$500罚款。此执照到Division of Hotels & Restaurants申请，详情请查 http://www.myflorida.com/dbpr/。执照每年都需要续，手续费大概$220。 有执照后，按要求你需要注册一个Tax ID （https://taxapps3.state.fl.us/Iregistration/ ）然后每月根据你的短租收入file sale tax return,其中包括state sale tax 6%, 再加上替各县收的 discretionary sales surtax(0.5%-1.5%). 每月的tax在次月20号前不管你有无房租收入都必须file return, 好在你可以申请一个电子报税帐号在网上file，否则会烦死（ http://dor.myflorida.com/dor/eservices/enroll.html）。网上报税因为从你的银行帐号直接取钱，需要比截止日期提前2到3天，比较保险的是月中

另外房主还需要申请县一级的营业执照及每月file tourist development tax，税率不等4%-6%.

到Disney住过旅馆的童鞋可能会注意到你会被收13%的税，这是Osceola county 的sales tax 和tourists development tax 的总和， 离disney较近的短租房大多在kissimmee(Osceola),Davenport(Polk),& Clermont(lake)的税率分别为13%,12%,和11%.

还有一项别的洲不常见的tangible personal property tax 需要一年申报一次，截止日期为第二年4／1，不过如果你短租房里所有的家具，电器，装饰物等等非房子固有的物件总价值少于$25000的话，你只用报一次。

DDD: there is no free money in this world. 知难而上 and persistence are the keys to success. there are way too many "high eyeball yet low hands" type in this world.

"添了不少新东西" is not cost. it is capital improvement, no matter how it is treated for tax purpose. changing PM is also building up human capital of your business operation. knowledge capital is much harder to accumulate than physical capital.

个体短租房，如果让pm全权管理，有个账目不透明的问题，比如出租了4周，只报3周。这方面如何控制？大家有啥高招？
