here is one of the "standard", can not use even in Texas? I never use "pay or quit", I gave 2 warnings and then use "vacate notice".

and all other tenants in possession of the hereinafter described premises:

PLEASE TAKE NOTICE that the rent is past due on said premises which you currently hold and occupy. Your rental account is delinquent in the amount itemized as follows:

October 2013 Rent: $650
October 2013 Rent paid: $0
late fee: $65
Bad Check: $0
Total balance: $715

Pursuant to written lease, you are hereby required to pay said rent on said premises or you are hereby required to deliver up possession of the premises, within 4 days after service on you of this notice, to the undersigned or the undersigned will institute legal proceedings against you, to declare a forfeiture of the lease under which you occupy said premises and to recover possession thereof, including rents and damages.

The undersigned will elect to file eviction if the rent is not paid by October 20.

每州都不一样。额这州是直接从法院（网站）拿的2份表格（DEMAND FOR RENT AND EVICTION NOTICE)

还有啊，用P.O.BOX 来做上庭地址有弊端么？好象谁说过不好的。

还有啥小处需要注意的？额就是这样，能谨慎就谨慎。

so in our lease, we included late fees in the rent(we call it full lease rent), then give tenant an optional discount if pay on 1st of every month.
