曾经在投资理财看到有人说，生活里也有好几个人说

CAP RATE＝8%，就不用掏DF。
如果已经有本金1米，每年可以回报80K。

可以不受鸟气了。 那位大大来展展？

关键是能否长期8%？

其实6%对我也不错。

I think it really depends on asset classes, if its Class A property, investors should only expect 5-6% because there are lots and lots of big money willing to do it for less.

while we small fish, Class B assets make more sense, 8-10% is likely but needs more hands on.

4% withdrawal rule 是做财务计划时广泛使用的一个基本法则。假设一个人今天退休，在股票和债券里各投资一半他的总财富，那么根据股票和债券过去近90年的收益数据，这个人可以每年放心花掉本金的4%而不必担心有生之年没钱用。

所以你也可以根据这个法则倒推出你需要多少钱可以退休。当然还要加上social security 收入和其他收入一起考虑。

你也可以变动这个收益的假设。比如这里的同学们可以做到投资收益高于4%，那么需要的本金就相应少些。但考虑到可能加剧的市场波动和不断增长的医疗费用，我觉得保守一点好，比如假设3%的收益。毕竟到时不够用太麻烦，多点没关系，留给孩子了。一家之言啊。

So load on dip to $33
if no dip then keep writing put.
Then hold tight, work a bit to make the extra 2.5% for long term.
There shouldn't be dividend slash from such a utility company.
