从今年一月开始,我开始买投资房。我一直用一个agent。有一天我的agent跟我说有一个HUD的房子现在急需offer。我说去看看吧。listing price $25,000. very bad shape. water damage on basement. walls and carpets were bad shape as well. so I offered $10,000. I got rejected the next day. I offered $10,000 again. Got rejected again. on and on. the fifth time, I got the house. The same day, I was leasing another apartment unit. One couple asked: do you have other house for lease. I said: yes, there is one but need a lot of work. The wife said: my husband is handyman. he can fix it. would you give us cheaper price for exchanging labor? I was a little doubt: too good to be true.
I consulted my peers. they said it was normal and they have done that in the past. So I approved the couple. Eventuall, I spend about $10,000 for the house and $3000 for material. I got $570 rent per month and a new house.
