选房客是一个严谨过程, 跳过一步都可能有后患。1

查一房客申请人, 无eviction, 无水电费欠费。无犯罪记录, 只欠一大堆助学金。又出示收入证明. 而且说只要被接受, 就附deposit 和半个月房租。so far so good. 电话老房东, 回答是PM, 该房客不错。我有意识的说了个跟填表上不一样的房租, 回答yes 然候要我留言, 她查查再回话。 没声音了, 有打一次, 同样过程, 然候不接电话了。叮铃。。警钟响起。。问访客为什么一年一个地方? 上个房子起火, 啊, 什么原因? 房子线路不好。有两种可能, 是地主的责任, 或她骗人。。。。。房东不理我吗。

本能直觉很重要，有时一个小细节会激起不祥的感觉，这就是俺不辞辛劳坚持要面试每个潜在租户的原因。有次，俩小年轻来看房，一个空少，一个小餐馆经理，自小一起长大，似乎各方面都不错，俺正激动盼望已久的好租客终于找到了。这时候，其中一个小年轻问可不可以刷自己喜欢的漆，俺说只要不是太fancy可以，他戏谑地问俺会不会给他刷，那神情打破了俺对他最初的诚实的印象，让俺感觉他很油条的一个人，虽然他提供了自己的credit report,但俺坚持要他们的信息自己查，果然他们就溜了。

记得以前一个老手说过一句，挑租客就象挑柿子，一定要往软的捏。

所以除了严格检查credit，和犯罪记录外，还要相信直觉，看谁软。

直觉 is the same important as checking credit, rental history , criminal history. Specially woman's Intuition which we use it to protect ourselves. And another is weather they get money. I rank them: 1) Money, 2) rental history, 3) criminal history, 4) my Intuition 4) Credit history/scores. My longest tenants all have bankrupt history, and they make good money. Can't image poor people spending money to maintain your houses.
