LLC成立如果只是投资房的话，自己按成立公司的步骤去做就行了，不必用律师。

但如果复杂的partnership，或投资房的S corp，最好用律师。

I assume your purpose is about the liability issue for the rental, single person pass through LLC won't do much. A capable lawyer can easily trace you out.

If you live in a pro landlord state or red neck state, setting up a LLC is not needed in most cases.

If your purpose is for asset protection, there is a totally different story. You need talk with an attorney specialized in that area.

2个SFH,没必要成立LLC吧，直接走Schedule E就可以了，你保险还有伞险加高点。你google : file LLC in ** state,就会看到你那个州的官网，都有详细的申请步骤，表格还有费用。每个州不一样的。报税的时候你可以选按哪种形式报，如果single member,就按个人报税那么走就可以了，很简单的。你们州的官网有关于LLC各方面的信息，包括税收。
