请教！房客要提前搬走，扣不扣押金？

有一模范房客住了一年，又续约一年。但一个多月前给我60天通知，房租交到一月底。1月31日搬走。她本人每月1号准时放支票到我信箱。12月没有一人看房。一月有几个人看，都没有签约。房客的男朋友/先生是一公司法律顾问。因侵吞15万美元，被解职和disbared. 男的不在lease上。这种情况大家是放她一马么？Thanks in advance. Lease上没有提前解约的惩罚。但lease上说房客是付12x$1700=$20400, 按每月￥1700分期付款。

The total rent for the term is the sum of $20400, payable on 1st of each month in the equal installment of $1700 per month.

Landlord may use the Security Deposit to cure any Tenant's default by reason of Tenant non-compliance with the terms of this lease.

这种情况你自己斟酌。我的原则是，如果：
1）已经住满一年以上
2）好房客，准时交租，爱护房子
3) 真有困难需要搬走
4）提前一个月给notice

我就不难为他们。不扣deposit。
当然如果搬走后房子需要打扫修理，那部分费用还是要扣的。
