土豪乐潭 We the Landlords

since 2009, each year I try to write a short summery, so here is for 2014.

2014, no doubt its my best performance year so far, as I personally hold a portfolio of 164 rental units, mixed of SFH/Duplex/4plex/apts, hitted 1 million in rent collected for the first time. Second half of the year, local rental market so strong we can't hold any vacant units longer than 2 weeks, rents up avg 10% for the year.

And thanks to strong local employment, local RE market appreciated appx 5-6% on avg, where lower end appreciated more and high end (250k and above) appreciated less.

income (realized income from all sources, including free cash flows, principle payments, business investments, management fees) -- appx $900k

appreciations (unrealized, 5% of 9.7mil portfolio) -- appx $450k

looking forward to 2015, stay focus and continue to expand with varies partners and partnerships, my goal is clear and simple, 3000 units in long term.

2015继续加油！

新年快樂。

既然帮主开了个头，虽然晚了点，咱也汇报一下。
2014我一点也不喜欢，一直是磕磕碰碰的，不顺，所以脾气也很差，有时说话可能有欠考虑。在此向被我冒犯过的朋友道个歉。好在2014已经过去了。希望2015会一切顺利。
理财方面，今年只是按部就班做好手头的工作。赚了点小钱好像也基本花光了。基本策略是继续持有手头的物业以待升值，顺便收点房租过日子用。
2014年只添了一栋房子，还不是在计划中的。老同学的投资房我帮忙管着的，房主想要变现，但是lease还没到期。房子白玉了点，回报率不太好，一时没有投资人接手，我就自己收了。本来想卖掉另一个白玉房平衡一下，但是卖不到我的目标价位，所以就只好继续出租了。2015年也不会有太多的变化，估计也是被动的收一两个白玉房了事。
值得欣慰的事，在2014年继续花了不少精力培养儿子打乒乓球，不但巩固了2013年的成果，而且又有了明显的进步。2013年年底rating接近但是没到2200，2014年上半年走了不少弯路，主要是没找对教练，但是下半年一度冲破2350，虽然后来回落到2300以下，但是实力已经在2300以上。当然所有的进步都是用钱堆出来的。表面上是拼孩子，背后是拼爹。
不过，从全国范围来看，形势不容乐观。与我儿子年龄相仿的竞争对手2014年进步更加神速。不少人甚至已经在2014年年底rating超过2500。这意味着他们已经具备和美国一流成年男子比拼的实力。所以，革命尚未成功，我们还需努力。2015年要继续花血本比拼，争取缩小和高手的差距。
下棋方面，2014年停步不前，没有花太多时间在下棋上面，所以乏善可陈。2015年估计也差不多，只希望小碎步前进即可。
