$250k mortgage note collateralized on $350 house. It pays 8% interest , amortized on a 30 year based with a 5 year ballon. Checked the house worth $350k, the grantors has not too bad credit, 641 and 710. Good income at $180k per year. The note just originated the last week.

Sounds too good to me. But so attempted.

你这个问题范围太大了。看一个note的deal好不好，一般来说有以下因素要考虑：
1）价钱。你的post里面没有谈这个note的价钱。你出多少钱买这个note是关键因素。没有这个，何谈deal好坏呢？
2）default risk。这个和贷款人的credit，经济能力，工作稳定性，还有本地房地产市场的走向等有关。
3）in case of default，你能否foreclose这个property？很多大银行在纽约等民主党州有很多nonperforming loan，但是贷款人几年不付房贷，银行也没法foreclose。这个和当地的法律有关。有的court说每个月只处理10起foreclosure的case，可是本地等待foreclosure的案子成千上万，碰上这种情况，你就一边哭去吧。另外，如果可以foreclose，代价多大？一般情况下2000律师费比较正常，再加上损失的利息。如果碰上贷款人破产等，可能费时更长，损失利息和律师费更多。
4）利率走向。除非你hold until maturity，否则哪天你要sell这个note，你这个note的价值和当时的利率息息相关。
5）5年以后气球到了，当时的贷款环境是否宽松？贷款人如果到时没法refil，你要做好foreclose的准备。
6）基本上dead money before 气球。只要贷款人按时付贷，你没法催他的。万一你急需钱，你唯一的办法是卖掉这个note。但事实是你越缺钱，接手的投资人越想斩你一刀。
