I bought a house in Auction sale on 7/1, which locates in transition area between rental and expensive non-rental house. We came to knock on door on 7/8, we thought that one week for them to digest the bad news should be enough. The wife opened the door, she appeared knowing nothing, she was shocked. The husband wasn't home. we left a email and phone number only.

Yesterday the husband sent us this email, it appears that he was shocked too, but he may accept it, still want to hide it from wife , and want to lease this house from us.

This is the email which the husband sent to me.

We owned this property and had no idea of a trustee sale that happened last week. My wife informed me that you stopped by yesterday and it has been a very horrible experience trying to deal with this and figure out what we're going to do.

We have two children and we have lived in this home for years. We would be devastated and would have nowhere to live if we had to move out anytime soon. I am sincerely asking for your consideration and for us to be able to continue living in the property on a lease basis. Even if only for another 6 to 12 months so that we can make other living arrangements in the meantime.

Please let me know what we can do about this. Also I am asking you to please work with us rather then go through an eviction process which would be even more traumatic for us and our children.

Also if we could please communicate via email or phone, it was very stressful for my wife and our children yesterday when someone they didn't know showed up saying they bought the house.

It appears that he is a nice guy. The husband has been keeping this financial problem from his family, he should have been really stressing too, so we are afraid to trigger out some harsh situation which we can't handle if we don't' rent to them. On the other hand, he couldn't pay the mortgage which should be less than the rent, unlikely he can pay the rent on time. This has been their home, they are emotionally attach to it, not sure if this is a good idea to rent to them even they can pay the rent, specially he is keeping everything from his family. I know that we have so many smart and experienced tenants here so I ask help from everyone. Would you give me some advices and suggestions?

I feel you can offer more. You have already got good deal from this sale, so do as much as you can to help the family, especially for the wife and children. I couldn't image if I were the wife, I would go crazy because my husband didn't tell me the truth about the financial situation no matter how hard it is, then the family could have better arrangement for the entire mess. The wife has not only lost the house, but also the trust for her husband for her husband didn’t tell her the truth.

如果他在工作上都不可信任，你现在凭什么能信任他，虽然你也同情他，但是你买这个房子是做生意。可不可以提高cash for key offer的价码? 如果他不接受，那么offer 以后无效，而且开始eviction, 这样让他觉得现在接受你的offer，对他而言更加有利。

I have decided to start the rental application process. And have sent him the application form already. The wife is a school teacher.

I have told him the followings:

1) Must have 3 time incoming over the rent
2) If the credit is below 680, double deposits.
3) Need both husband and wife sign the contract.
4) 6 month lease
5) Must buy renter insurance
6) If there is animal, I will charge $300 deposit per one, the first $300 is nonrefundable. they don't have animal now.
7) July rent is free
8) The rent is $100 below the market

Normally I make decision and do thing quickly. But this time I have been much this unsure, it must be for reason. And evicting now or later are both eviction for me, but not evicting now is good for the family, so let them to rent it. yes I may have bigger chance to lost more money, but I also have chance to have less damage.

this is the best and most effective way to move the occupants out.
